DataVita’s Lanarkshire AI Growth Zone attracts first tenant

DataVita, part of the HFD Group, and Scotland’s premier provider of Data Centre and Connectivity services, confirms Dell Technologies as the first tenant for the new AI Innovation Park in the Lanarkshire AI Growth Zone at Strathclyde Business Park.
Dell will move to Mercury House, placing the company and its growing team at the heart of the AI Growth Zone. Being part of this cluster strengthens Dell’s role in the wider technology and AI community, allowing it to both contribute to and benefit from closer collaboration with organisations shaping the future of AI. It builds on Dell's ongoing work to attract and support early-career talent and to upskill its team in emerging technologies such as agentic AI.
“Dell has always led the way in technology and innovation, so it is no surprise that they recognise the potential of AI Growth Zones,” said Danny Quinn, Managing Director of DataVita. “That is exactly the magnetic effect we designed the AI Growth Zone to create, attracting leading businesses to Lanarkshire, creating community and driving the UK’s AI ecosystem forward.”
DataVita’s Lanarkshire AI Growth Zone will be a focal point for advancing AI infrastructure by creating the conditions needed to scale these capabilities. Designed as a high-density, high-performance campus with integrated power, cooling and connectivity, the site is built to support the next generation of AI workloads at scale.
The workspace at Mercury House is provided by Ospa, DataVita’s sister company and a specialist in premium managed office space at Strathclyde Business Park. Dell is taking 38,000 sq ft at Mercury House, which was originally built by HFD in 1990 and has recently undergone a comprehensive refurbishment to enhance its sustainability, amenities and working environment. The building provides high quality office accommodation on flexible lease structures, with a central reception, kitchen and breakout areas and full AV meeting and conference facilities, all on a truly all-inclusive basis, set within a 130 acre landscaped and amenity rich business park.
Dell’s arrival marks the completion of a significant milestone for Ospa, with Mercury House now fully occupied following the successful letting agreement with Oticon, the Danish hearing aid manufacturer, in 2025.
“This is a fully managed environment tailored to how Dell works, combining a core space with room to adapt as needs change. It allows their team to settle in immediately and focus on their customers from day one,” said Rosemary Hill, Managing Director of Ospa.
DataVita’s Lanarkshire AI Growth Zone is Scotland’s first, designated by the UK Government’s Department for Science, Innovation and Technology. Centred on DataVita’s campus in North Lanarkshire, it combines large-scale renewable power, an accelerated grid connection and the new AI Innovation Park to draw AI and technology companies, compute and jobs into the region. Dell’s arrival is an early signal of the pull the zone is designed to create.
